Office Buildings in Hanoi
Demand for office building rentals in Hanoi is growing. This article offers useful information to help you understand the market and choose a suitable office.
1. What Is Office Leasing?
Before exploring office buildings in Hanoi, let us first look at what office leasing means.
Leased office space is commercial property rented for office use, often located in high-rise buildings. Building owners or developers lease space to companies for business operations or workplaces.
Many businesses may lease space in the same building, with areas ranging from 20 square meters to thousands of square meters.

2. What Should Tenants Consider When Leasing an Office?
When choosing an office building in Hanoi, keep the following points in mind:
Unclear office requirements
A detailed set of criteria based on your needs will make the search and selection faster and help avoid problems after moving in.
Expectations beyond the budget
It is common to stretch a little beyond one’s budget when buying or leasing property. A business with an office budget of USD 15/sq m/month may find spaces at USD 17–18/sq m/month more appealing, just as a USD 15/sq m/month office may look ideal to a business whose budget is only USD 12/sq m/month.
This mindset can prolong or delay the selection process. Stretching the budget may also create a long-term financial burden for the business.

Failing to plan for changes in staffing
Moving offices is usually costly. Businesses should therefore choose an area that accommodates their staffing plans over the next three to five years.
Is office rent merely an expense?
Office rent pays for a building’s facilities and services, but it is also a long-term investment. The right workplace can strengthen brand positioning, attract talent, help employees focus and improve the company’s image with partners.
Not spending enough time assessing the building and office
Some businesses decide after only viewing an office. They may spend just 20–30 minutes touring a building, looking at the space and speaking with management before negotiating and signing a lease. That is often too rushed: insufficient evaluation can cause problems later.
The usual deposit process
Office lease negotiations generally have two steps: (i) sign an Offer to Lease and pay a deposit equal to one month’s rent; (ii) sign the lease and pay a further deposit equal to two months’ rent.
An Offer to Lease often does not set out every cost that the tenant will have to pay.
Ask the landlord for a draft lease in advance and negotiate all cost-related terms before committing.

Not remeasuring the leased area
The area quoted by a building may not always be accurate, so it is important to measure it again. A small monthly difference can add up considerably over a three-to-five-year lease.
The area shown on a floor plan may differ slightly from the actual space. Remeasure the office before handover and before signing the lease.
Leaving too little time to find an office
Except in emergencies or circumstances beyond your control, it is best to start researching the market and choosing a building four to six months before the intended move.
A short search period can leave too little time to negotiate rent, result in a space that does not fit your needs, and increase fit-out, furniture and other related costs.
Selecting a design and fit-out contractor too late
Choosing a design and fit-out contractor early gives you time to find a provider with the right quality and price.
Many design and fit-out companies will also help plan the layout and estimate investment costs at no charge. These are important inputs when deciding whether to lease a particular office.
3. Office Buildings in Hanoi
Hanoi has many office buildings, particularly in districts such as:
Offices for lease in Hoan Kiem District
This is considered the capital’s political, commercial and financial center, with many government agencies and developed urban infrastructure. Hoan Kiem is consistently among the most attractive locations for office tenants. Its prime location supports higher rents than other areas, yet demand remains strong.

In this central area, Grade A and B buildings account for as much as 75% of the office stock. Hoan Kiem also has more Grade A office buildings than any other Hanoi district. Occupancy has remained high for years as demand is strong and supply has not grown. Examples include Capital Tower, VID Tower, Gelex Tower and Hanoi Tourist Tower.
Offices for lease in Cau Giay District
Cau Giay is one of Hanoi’s most sought-after office areas, offering a wide range of building grades, floor areas and rental rates.
The district is a major economic center with offices of the Ministry of Natural Resources and Environment, Ministry of Home Affairs, Government Inspectorate and Supreme People’s Procuracy. It also offers convenient access across the city, with major roads, an elevated railway and BRT bus routes that support business operations.
Cau Giay has a substantial and varied office supply, with sizes and rents suited to many businesses. Notable buildings include TTC Tower, CMC Tower, VPI Tower, 789 Tower and PVI Oil.
Offices in Thanh Xuan District
Rapid urbanization and recent infrastructure improvements have made Thanh Xuan one of the capital’s busiest office markets. It has many large, modern buildings and convenient workspaces. Rents are generally more affordable than in central Hoan Kiem, making it an attractive option for businesses seeking an office or relocating their headquarters.
Notable buildings in Thanh Xuan include Artemis Tower, Comatce, Diamond Flower and Hacino Complex.

4. Artemis Tower: An Office Building in Hanoi
Artemis Tower at No. 3 Le Trong Tan Street is regarded as one of the most modern office and shopping complexes in Thanh Xuan District. It offers convenient transport links, flexible floor areas and attractive rental rates.
Developed by IMG Investment Joint Stock Company, Artemis Tower has 27 floors, including an eight-floor podium for offices, retail and other activities. It has become a workplace for businesses in finance, banking, technology, tourism, insurance and commercial services.
LEASING POLICY
Despite its prime business location and four street frontages, Artemis Tower offers attractive, flexible rental and service charges for offices and retail space. Tenants can also benefit from a long rent-free fit-out period and communications support.
