Townhouse Listing Prices in Cau Giay and Thanh Xuan Rival Those in Central Districts
New price levels have also been established in the townhouse segment in Thanh Xuan District. A property on Khuat Duy Tien Street, featuring a frontage of over 6 metres, eight floors, one basement and a land area of 145 m², has been listed for sale at VND 600 million per square metre.
HANOI - Numerous street-front houses in Cau Giay, Thanh Xuan and Long Bien districts are listed for sale at prices ranging from VND 300 million to VND 700 million per square metre.
On online property listing websites, a street-front house on Cau Giay Street is being offered at nearly VND 700 million per square metre. With an area of 400 m², the property has a total listed value of VND 275 billion. Property agents said the building has eight above-ground floors and two basement levels. Its attractive plot features a frontage of 12 metres and widens to 16 metres at the rear, making it more expensive than surrounding properties. It could be used as an office building or company headquarters.
According to VnExpress, several corner properties on major roads such as Duy Tan, Vu Pham Ham, Khuc Thua Du and Nguyen Khanh Toan are being offered at more than VND 500 million per square metre. These roads are home to numerous office buildings, entertainment venues, restaurants and shopping facilities, with rental prices ranging from VND 100 million to VND 150 million per property per month. On narrower streets such as Phan Van Truong and Duong Quang Ham, several multi-storey houses equipped with lifts are listed at VND 300 million to VND 350 million per square metre.

Furthermore, data from a property listing platform also recorded asking prices of up to VND 850 million per square metre for several street-front houses in prime locations in Cau Giay District.
New price levels have also been established in the street-front housing segment in Thanh Xuan District. A property on Khuat Duy Tien Street, featuring a frontage of over 6 metres, eight floors, one basement and an area of 145 m², has been listed for sale at VND 600 million per square metre. Property agents said the newly built corner property has a lift and is suitable for a spa, restaurant, clinic, showroom or office headquarters, with potential business income of around VND 200 million per month. On online property listing websites, many street-front buildings on Vu Tong Phan and Nguyen Trai streets are offered at prices starting from VND 400 million per square metre. Most of these properties have more than six floors and frontages exceeding 6 metres. Street-front houses on Nguyen Ngoc Nai Street and in Nhan Chinh are listed at lower prices, ranging from approximately VND 300 million to VND 350 million per square metre.
In Nam Tu Liem and Long Bien districts, street-front houses listed at around VND 320 million per square metre have been recorded on My Dinh, Ho Tung Mau and Nguyen Hoang streets, with frontages starting from 5 metres, as well as on Ngoc Lam, Lam Ha, Nguyen Van Cu and Ngo Gia Tu streets. Some private houses located in alleys measuring 3-5 metres wide in these two districts are also being offered at more than VND 100 million per square metre.
In terms of price per square metre, these are among the most expensive street-front houses in Cau Giay and Thanh Xuan districts, approaching the prices of properties on several streets in Hanoi's established central districts. For example, many street-front houses on Dao Tan Street in Ba Dinh District; Nguyen Du, Hoa Ma and Pho Hue streets in Hai Ba Trung District; and Ly Thuong Kiet Street in Hoan Kiem District are also listed at VND 500 million to more than VND 800 million per square metre. Meanwhile, asking prices on several streets in central districts, including Le Thanh Nghi, Thai Thinh and Hao Nam, range from VND 200 million to VND 400 million per square metre.

Nguyen Hoang Truong, Director of Truong Linh Real Estate Agency in Dong Da District and a property agent specialising in residential land and houses, said that at these asking prices, street-front houses on several major roads in districts beyond Ring Road 2 are comparable to properties on many major streets in Hanoi's older inner-city districts, including Hoan Kiem, Ba Dinh, Hai Ba Trung and Dong Da. Some investors who favour street-front properties have recently tended to shift towards newer districts because of changes in infrastructure, population density and the development of office buildings.
However, Mr Truong also noted that this property segment appeals to a relatively narrow group of buyers. During periods of slow market activity, such as the one at the time of reporting, a successful transaction could take an entire year. According to him, actual transaction prices are generally around 1-2% lower than listed prices. In exceptional cases where sellers need to complete a sale quickly, prices may be approximately 3-5% lower.
Pham Duc Toan, General Director of EZ Property Investment and Development Joint Stock Company, said that prices of VND 500 million to VND 800 million per square metre were previously recorded only for street-front houses in Dong Da, Ba Dinh, Hoan Kiem and Tay Ho districts. However, many street-front properties on newer roads, including Tran Thai Tong, Khuc Thua Du, Duy Tan, Nguyen Thi Dinh, Tran Kim Xuyen and Vu Pham Ham in Cau Giay District, as well as Khuat Duy Tien in Thanh Xuan District, are now being offered at similar prices. Meanwhile, selling prices in central districts have remained stable or increased slowly because infrastructure and population density have changed relatively little.

Mr Toan identified three main reasons for this trend. First, the strong property market from 2020 to the first half of 2022 established new price levels for many types of real estate, including street-front houses in inner-city districts. At the same time, districts such as Cau Giay, Thanh Xuan, Nam Tu Liem and Long Bien received substantial infrastructure investment, with numerous new roads and concentrations of schools, government agencies and company headquarters. According to Mr Toan, these districts offer better infrastructure and more favourable price levels than central districts, making them convenient locations for business operations and office leasing. He added that most properties listed at the highest prices are newly built, with wide frontages, basements, lifts, emergency exits, comprehensive air-conditioning systems and modern designs, making them easier to rent out. As a result, these properties are valued more highly than older buildings with narrower frontages in the same area.
The expert noted that inner-city street-front houses are a specialised property segment with very high values and therefore low liquidity. However, Mr Toan believes this segment benefits from flexible commercial uses, such as offices or business premises. At the same time, relatively few owners wish to sell and actual transactions remain limited, helping prices maintain their stability even during difficult market conditions. A small number of transactions involving slight price reductions are isolated cases and are not yet sufficient to affect overall market prices.
