[MARKET NEWS] RETAILERS ACCELERATE SPACE EXPANSION
Despite the boom in e-commerce, retail stores and shopping centers continue to expand their markets.
Aeon plans to open another 100 MaxValu supermarkets, its small and medium supermarket chain, in Vietnam by 2025. That would be a major increase from its current seven stores in Hanoi.
BRG Group will work with Sumitomo Group to expand the FujiMart supermarket chain, which currently has three branches in Hanoi. The joint venture aims to open five to ten new stores each year and reach 50 stores nationwide by 2028.

Retail stores and shopping centers continue to expand despite the e-commerce boom.
Another major retailer, Masan, expects to have 30,000 mini-mall stores nationwide by 2025. These one-stop stores will serve a range of financial, educational, entertainment and healthcare needs.
Con Cung is planning to expand, while Saigon Co.op is accelerating its goal of reaching at least 2,000 points of sale by 2025. Long Chau Pharmacy also plans to open 300 new stores this year, bringing its total to 700.
Luxury retailers are also actively seeking premises in Hoan Kiem District, driving a significant rise in ground-floor rents there.
Retailers' faster expansion after the pandemic is seen as an effort to capture the market recovery.
After social distancing ended, the market gradually recovered, allowing retailers to return. Strong retail activity has pushed up retail space rents while occupancy remains stable.
Gross ground-floor rent reached VND 976,000/m2/month, up 5% quarter on quarter and 4% year on year. Rents rose fastest in central and eastern Hanoi, with average annual growth of 5% since 2018. Western Hanoi saw 4% growth, while the inner city and other areas each recorded 2% growth.

Occupancy of retail premises for rent remained stable quarter on quarter but fell two percentage points year on year to 92%. Retail podiums saw the largest drop in occupancy as new supply entered the market. The inner-city area performed best during the quarter, adding 9,000 m2 of leased space.
However, according to Savills Hanoi experts, mid-range retail brands remain very cautious about seeking new premises after COVID-19, unlike the major players.
Retail space supply also remains very limited, making expansion difficult for businesses.
The growth of e-commerce has also affected shopper traffic at shopping centers and retail stores. According to Google, Temasek and Bain & Company, Vietnam has gained eight million new digital consumers since the pandemic began, 55% of them from rural areas.
Major changes in consumer behavior have led to more digital merchants. They are adopting end-to-end digital processes, including tools for interacting with customers and solutions that improve operations.
