New Office Rental Supply Remains Limited
Regarding the office real estate market in the second quarter of 2022, the Ministry of Construction stated that new supply of office space for rent from new projects remained limited, mainly coming from leasable areas within mixed-use buildings.
Although new supply remained limited, the Hanoi market still recorded absorption of more than 20,000m2, with most of the office space being Grade A. The office market in Ho Chi Minh City also continued to recover, with total absorption of around 21,000m2.
According to the Ministry of Construction, demand for office rentals and office occupancy rates in the second quarter of 2022 increased compared with the same period in 2021 across all grades. As businesses gradually resumed operations and the number of small and medium-sized enterprises with around 40-60 employees increased, demand for office rentals also grew. However, limited new supply combined with rising rental demand caused average office rental prices across the market to increase compared with the first quarter of 2022.
Specifically, in Hanoi, the average rental price for Grade A offices was around VND 680,000/m2/month, while Grade B offices were around VND 365,000/m2/month. In Ho Chi Minh City, office rental prices for Grade A offices were around VND 1.1 million/m2/month, while Grade B offices remained stable at around VND 650,000/m2/month.
